New 40MW hyperscale data center in South Korea

DCI Data Centers and South Korean real estate finance company Koramco Asset Management will develop a new hyperscale data centre in Seonggok-dong, Ansan.

DCI will hold a majority ownership stake and lead the project by applying its operational expertise in the data center field. Koramco, in turn, will be responsible for navigating the overall development process, leveraging its deep knowledge of the Korean real estate market.

The 40MW facility will capitalise on growing demand for high compute, environmentally-efficient data centres driven by the rapid adoption of AI and proliferation of cloud service providers.

Land ownership and planning approvals for the project were secured in 2023, laying the groundwork for development. Further, an electricity usage agreement was finalised with Korea Electric Power Corporation, ensuring the necessary infrastructure is in place to support the facility’s operational needs.

Construction is expected to commence in Q4 2025/Q1 2026, with operations to begin in 2028, aligning with growing demand for high-performance digital infrastructure in the region.

This marks DCI’s second project in South Korea, following the successful completion and commissioning of its 20MW SEL01 data centre in Seoul’s Gasan-dong district. The project underscores the organisation’s commitment to sustainable expansion across high-growth markets in the Asia-Pacific.

DCI Group CEO Sumit Mukhija said: “South Korea is rapidly establishing itself as a key hub in Asia’s digital economy. This project in Ansan represents a significant step in our regional expansion in key focused markets in APAC. It is designed specifically to meet the needs of AI and cloud-first workloads. We’re pleased to work alongside Koramco, whose early groundwork and strong track record in real estate finance has been instrumental to getting this off the ground.”

“Collectively, the project partners have best-in-class knowledge and practical expertise which give us the confidence to bring the project to life quickly. Koramco’s strong process expertise on planning approvals, power procurement and land development together with DCI’s best-in-class data centre design, build and operational capabilities, plus the financial strength and global expertise of Brookfield, make for a powerful combination.”

Hugh Park, CEO of Koramco Asset Management, said: “We are excited to take this next step in expanding our infrastructure portfolio with the development of our second data centre facility in the region. This project reflects our commitment to supporting the digital economy and aligning ourselves with high quality partners, like DCI.

“Koramco will continue to focus on attractive industries with strong tailwinds and concentrate investments on assets that are expected to grow sustainably over the long-term.”

Udhay Mathialagan, Managing Partner, Infrastructure, and CEO of the Global Data Center Group at Brookfield Asset Management, said: “This joint venture reflects our ongoing commitment to putting our global capital to work in South Korea and highlights our continued focus on digital infrastructure across the Asia-Pacific region. We are actively expanding DCI’s footprint in APAC to meet accelerating demand for cloud and AI-driven solutions. DCI continues to grow its strong foothold by securing and delivering projects that are critical to the evolving needs of hyperscale customers.”

The project site is located within the Sihwa National Industrial Complex, with a land area of approximately 10,448m². Its proximity to Naman-san IC and adjacent road access, including National Route 77, make for excellent construction conditions.

The data centre will be considered ‘massive-class’, with a total floor area of 26,871m² across five stories. The facility will be purpose-built to deliver high levels of reliability, redundancy, and uptime — supporting the demanding availability requirements of cloud and AI-driven workloads.

The Ansan Seonggok-dong Project is Koramco’s second data centre, and follows the “K-Square Gasan Data Centre” in Seoul’s Gasan Digital Complex, which was completed at the end of June 2025. The company is aggressively expanding its data centre investments by simultaneously pursuing large-scale data centre developments in various national hubs, including Yonghyeon in Uijeongbu and Busan.

The Ansan project comes amid rising demand for digital infrastructure in South Korea, with the domestic cloud and IT services market projected to reach KRW 2.2 trillion by 2025. Global technology firms are increasingly selecting South Korea as a regional hub due to its stable environment and robust infrastructure.
